Benny Anand, Principal
Benny graduated from the University of Maryland in 2003 with a degree in Economics. During his time at UMD, he worked part time with Wise Financial Services, a residential mortgage brokerage based in Baltimore, MD. After graduating, he worked in retail banking with Bank of America for a year and half, spending time between Silver Spring and Bethesda, MD. From there he moved on to Wachovia Multifamily Capital, also in Bethesda, where he worked in commercial loan servicing for one year before learning the company was moving operations to North Carolina. Unwilling to make the move, he went a different direction, and relocated to Philadelphia, PA in 2005. He began working with the commercial mortgage arm of Oppenheimer & Co., which was called Evanston Financial at the time. Within two years he was promoted to Vice President of Origination. In 2010, Evanston changed their name to Oppenheimer Multifamily Housing & Healthcare Finance. He successfully financed over $200 million in commercial real estate during his nine year span with Evanston / OMHHF.
Benny founded CapVest LLC at the onset of 2015, as a firm designed to provide expertise in debt & equity placement, financial advisory, strategic planning, renovation / rehab, and analysis for new development ventures. Since inception, CapVest has helped finance over $100 million in debt & equity across various CRE projects.
Richard Sheldon, Correspondent
Richard "Dick" Sheldon is a graduate of Bucknell University. Over a forty year span, he worked for major consumer electronics manufacturers as a national sales trainer, regional and divisional sales manager, as well as a marketing manager. He also has great experience in the sales, marketing and trademarking of home hardware and commercial agricultural products, as he developed them into well known name brands over the years. As the consumer hard goods industries consolidated and matured, the number of high volume retailers dwindled significantly, as Walmart emerged as the leading impact retailer. During his time in the consumer goods and agricultural industries, Dick successfully established three start up companies and ultimately sold each of those ventures for a profit. After he sold his last business, he became involved with commercial real estate finance in 2008. He started in the field as a loan originator with Evanston Financial, which eventually became Oppenheimer Multifamily Housing & Healthcare Finance. His experiences with commercial real estate finance include, but are not limited to, the following areas: Acquisition, Refinance, New Construction, Major Rehab, Affordable Housing, Tax Credit, LIHTC, Section 8, Municipal Bonds and Bridge Funding.
Dick is currently working as a correspondent for CapVest LLC focusing on financing opportunities across the nation.
Sean Snyder, Correspondent
Sean is a graduate of the University of Pittsburgh and also holds a Master's Degree in International Development and Education from the University of Pennsylvania. Sean has worked as a systems analyst with the Organisation for Economic Cooperation and Development (OECD) in Paris, France, with a particular area of focus on Complexity Theory and the behavior of large integrated systems with irregular inputs and outputs - for example departments of education or capital markets. He is also the co-founder of a chain of private English language schools in Taipei, Taiwan, which are still in operation today. Prior to moving back to the United States in 2011, he authored a series of textbooks for Oxford University, and he is currently a partner in his family's long standing Pennsylvania real estate brokerage, Gerald W. Snyder & Associates, where he represents the third generation to serve the community.
Sean is currently working as a correspondent for CapVest LLC focusing on financing opportunities in the tri-state areas of Pennsylvania, New Jersey and Delaware.
Sunny Anand, Correspondent
Sunny graduated from J.R. Government Polytechnical Institute in India in 1972 with a Diploma in Civil Engineering. He moved to the U.S. in 1972 and settled in the Richmond, VA area. During his first four years in the U.S. he worked architectural and engineering based jobs with various employers, including: Superior Roofing, Hardwick Associates, Henrico County, Richmond Re-Development & Housing Authority and City of Newport News. In 1980 he began working with the Virginia Power Company where he was positioned as a Staff Engineer for the next seven years. From there he advanced forward and accepted a Project Manager position at the University of Virginia in 1988. At UVA, Sunny was in charge of coordinating and managing major construction projects for various university facilities. After ten years with UVA, he decided to move to Petersburg, VA and become an entrepreneur. He purchased the Royal Inn Motel in 1999, and has successfully operated in the hospitality business ever since. In that sixteen year span, he also acquired three additional properties, of which he still owns and manages two, American Inn and Knights Inn.
Sunny is semi-retired, but continues to work as an agent for CapVest LLC when time permits.
